The value of the Promotional Fixed Interest Rates only varies depending on the desired term.

You choose the term, we give you the rate:
- 2,50% for the first year;
- 3,20% for the first 2 years;
- 3,20% for the first 3 years;
- 3,20% for the first 4 years;
- 3,20% for the first 5 years;
- 3,60% for the first 10 years;
- 3,60% for the first 15 years;
- 3,60% for the first 20 years;
- 3,45% for the first 25 years;
- 3,45% for the first 30 years;

 

What conditions must be met to benefit from Fixed Rate mortgage?

- During the Promotional Fixed Rate period, in force during the initial years of the contract or during the full term, the fixed rate defined for the term is applied, without index and spread.

 - In the following period, until the end of the contract, the variable rate is applied, composed of the Euribor index at 3, 6 or 12 months plus spread. The spread is contractually predetermined. 
The option for a Promotional Fixed Rate can be reconciled with full repayment of the remortgage costs, assuming a variable rate contract with the original Credit Institution. 

The Promotional Fixed Rate is available for:
- Values ​​of Promotional Fixed Rates for 2, 3, 4, 5, 10, 15, 20, 15 and 30 years available for credit proposals submitted until March 31st 2024 and contracted until June 30st 2024.

- Value of the Promotional Fixed Rate 1 year available for credit proposals submitted until February 29st 2024 and contracted until May 31st 2024. 

 

- New Mortgage Loans, exclusively


* These values contain the compliance with cross selling products, namely Life Insurance, Home insurance and Salary Deposit. In the case of absence of subscription or maintenance of these products, the value of the promotional fixed rate will be adjusted accordingly.

Representative Example

** Annual percentage rate of charge of 6,0% or 5,6% financing of €150.000, fixed annual nominal interest rate during the first 1 year and variable annual nominal interest rate (Euribor 12 months, february 2024, 3,671%, plus Spread) in the following periods, Customer with 30 years, 25-year term (300 installments), secured by a mortgage on the property, with an LTV of 70%. It includes a total initial costs of €2.809,40, a quarterly account maintenance fee of €20,80, an annual home insurance premium of €255,00. Annual percentage rate of charge of 6,0% with fixed base annual nominal interest rate of 2,850% and variable annual nominal interest rate of 5,271% with base spread of 1,60%, average annual life insurance premium of €261,96, 12 installments of €699,67 and 288 installments of €893,37, and MTIC of €283.519,37. Annual percentage rate of charge of 5,6% with the effect of cross-selling, contracted fixed annual nominal interest rate of 2,500% and variable annual nominal interest rate of 4,921% with contracted spread of 1,25%, average annual life insurance premium of €257,93, 12 installments of €672,93 and 288 installments of €862,61 and MTIC of €274.239,61.

The applied annual nominal interest rate can assume negative values depending on the evolution of the respective index. Subject to credit risk analysis.
